'Old World' Mizner estate on market for $72.5M

Casa Nana is again on the market, and its price has more than doubled since the last sale in 2003.

The Addison Mizner-designed Mediterranean Revival home on 3 acres at 780 S. Ocean Blvd. has nine bedrooms and 14 bathrooms. It has 268 feet of ocean front, guest quarters above a three-car garage and a basement with a movie theater, a lounge and wine cellar. A cabana on the east side of Ocean Boulevard has a kitchenette, changing rooms and a full bath.

But statistics only partially explain the reason the house is priced at $72.5 million.

"It is a historic, landmark Mizner home ... If one were able to describe quintessential Palm Beach in the dictionary, I would put that house next to the definition," said Realtor Jim McCann, of The Corcoran Group.

"It really evokes the Old World splendor like Casa Apava and Mar-a-Lago. They are all some of the noted works of the men who designed these palaces in the 1920s and 1930s," McCann said.

McCann shares the listing with Linda Gary, of Linda A. Gary Real Estate.

Gary represented the sellers in the last sale of the estate and said she is pleased to have the chance to again sell "a piece of history."

"It's a thrill for me. I happen to love the house," Gary said. "No other home, other than Mar-a-Lago, compares to this house structurally. There are very few homes that have such elegant detail."

In 2003, Lowell "Bud" Paxson and his wife, Marla, sold the 1926 estate, along with a guest house at 755 S. County Road, to car dealer Terry Taylor in two deals worth $30.25 million. The Paxsons had paid $12 million for Casa Nana in 1996, and $900,000 for the guest house across the street.

The Taylors have made updates, such as a kitchen renovation, that remain faithful to the history of the home, Gary said. They also restored most of the leaded-glass windows, she said. Other improvements include a complete repainting of the house and installation of zoysia grass throughout the property, McCann said.

"The house shows just as beautifully, if not more so, as when I had it before," Gary said.

A prominent feature of the main house is its three-story circular stair entry foyer.

"Other than the requisite gorgeous rooms — including a formal drawing room, dining room, solarium, office and bedrooms on the second level — the way the home is sited on the lot, (makes it) very bright," McCann said.

Most rooms get plenty of light from windows on the east and west sides. On the east, they capture views of formal sculpture gardens, reflective pools and the ocean. On the west are the pool, pool house and separate guest house.

"It really is a compound in the truest sense of the world and an estate compound that offers every convenience and amenity," McCann said.

Casa Nana "transcends any other home on the island," said McCann's assistant, Mary Ellen Cantera. Its history, quality and scale make the house worth $72.5 million, she said.

"It is 3 plus acres, No. 1," Cantera said. "Plus, if you look at what's sold lately, the Kimmel house ($81.5 million for 1236 S. Ocean in April), the Trump estate ($100 million for 515 N. County Road in May), property values are what they are. And this has the Mizner affect as well. This particular house has set three sales records in its history."

Gary agreed that recent sales helped set the price, but the main factor is that all the homes have been in immaculate ready-to-move condition.

"They all were special properties," Gary said. "We're seeing properties sell in this price range that are in beautiful condition. We are not seeing properties sell in this price range that need work. The buyer in this price range does not want to have to do any work."
